I think I've bumbled along decently well, @Mindy Jensen is cruising along in double-comma land, @Jay Hinrichs orders Tesla's by the shipping container, but there are a lot of people out there who don't do well, have never experienced a down market, can't save cash-flow for reserves, have never contemplated that interest rates can rise, etc.  

Just a thought for the next time you contemplate throwing $1,000 into BitCoin instead of Direct Mail.

However, that doesn't yet contemplate closing, renovation, refi, or hold costs which would all be reduced from the top purchase price for each niche.  

I've been contemplating getting RE license anyway.
