If you can find a deal that cash flows decently now, I do think we'll start to see 3%+ per year organic rent growth again sometime in the next 2-4 years, since new construction starts have been very low the past 2 years so new supply coming online is going to drop a lot in the coming years. 

I feel I would really benefit the kind of investor who wants to flip a property but doesn’t want to deal with project management or teach themselves about construction to make sure all the work is being done correctly.   

I want somebody to fund up to a certain amount, $100-$200mil preferably, yet want to offer equity on acquisitions picked up after that amount is met and future real estate relate businesses, such as construction and staying companies as well.  

Our new construction in Brenham is almost done.

All of that work would of course follow the NEC, local code requirements, and be inspected by an approved electrical inspector.

I have a wooden retention wall as attached which is about 30 year old I think from the time when this building was constructed, I have made slope down on right hand side corner last year for landscapers, tenants to go into ditch to cut the grass rather than leave it become mini forest with poison ivy plants as well there.

Most 4 unit buildings are running 30-40% more than they were a few years ago due to the value of construction being so much higher.

The problem is with the high building regulations and high cost of construction, it is mathematically impossible to build "affordable" housing.

In 2024, construction will begin for 985,000 square feet of medical space at the 21-acre medical campus, with completion scheduled for 2028.

I would say very honest PMs who walked my Indy properties (after the I closed on the homes) or at least knew that neighborhood and an honest construction management company were very helpful - they all said I better add in a lot more reserves to the repairs and cap ex for old Class C.
