Because we use Buildium it shoots our vacancies out to all the big sites like Apartments.com, Zillow, etc.

I was not impressed as they would not provide any references for reviews, they sited privacy concerns, which I thought was unusual.

As for the value-add, I would manage all guest communications, pricing, listing, and other daily responsibilities, while also having a on-site team for all properties.

You may want to use listing spark- which will provide MLS (and other marketing sites) exposure for a fee.

Also, searching the properties on the county tax auditor site shows that the property taxes on both properties haven't been paid since 2020 by the previous owner.

Namely, these 2 key bits...(1) Even tho the ownership test is only required of 1 of 2 spouses, the residency test is required of BOTH spouses if filing jointly, which we were planning to do.... yet my wife did NOT live in the house during the past 5 years, which means that we'd have to file separately and will definitely complicate things quite a bit, but if it's worth it.... then, well, it's worth it!!

One of my glamping sites brings in around $25,000 a month but we also spend around $15,000-20,000 per month.
