We are looking to invest in a property in the South Bend area, specifically closer to Notre Dame to rent it out after doing some improvements to the property.

If they aren't motivated to let you screen them with your tool of choice (say SmartMove), then you probably aren't going to get them anyway.I don't want a tenant who can't comply with my screening criteria -- I'm not going to bend over backwards for them when screening or otherwise -- as the landlord, you need to set the rules and find the tenants who will work within them.Certainly I'm an advocate for our partners at SmartMove, however, I'd say the same thing for any screening process or other process in landlording.

Or worse and I've seen this many times ..they will bend the prongs to fit the newer style plugs , even if they don't fit well which they never do ..

Nowadays a lot of cross add up from labor so if you can bend that cost to your favor by dong most of the work yourself and acting as project manager for the work your not to familiar with but still know enough not to get ripped off from shotty workers or contractors wannabes, there are some really good contractors out there but they also cost , you get what you pay for most of the time.

It is prime property in that it's about a half-acre with an incredible mountain view, and it's in North Bend, which is a hot market.

They don't care about you or the rules, so don't bend over backwards to take care of them.
