We are primarily looking for SFH rehabs in the West Orange / Maplewood / South Orange area in Essex County northern New Jersey.

I live on the West Side so I've been meaning to go to the Westwood meetups.

It was the wild west back then and I haven't seen consumer demand quite that crazy, but I have seen builders throwing houses everywhere they can like demand will never go down. 

The reason why I began there was the Mid-West  had all of the metrics that I was looking for i.e.. price to rent ratio, landlord friendly laws on the books and low cost of entry.

Even in west coast very with low unemployment rate(<1.2%) high income neighbors flipped on regular sized homes are not going well. 45 days market with zero offer vs 1 weekend with 10  offers experienced until a few months ago.

Has anyone successfully dealt with code violations in west palm beach florida?

Most of the appreciation plays my friends do on the west coast or here in Denver put more money down to avoid the negative cash flow. 

I have a couple friends who invest in real estate who highly recommend a West Van company that integrates the legal and accounting stuff to make it simple.

(sorry west coasters)  An attorney might disagree.It was my understanding that I can count the rental income as "LLC income" if you will, and file separate from my W2 job, thus avoiding moving up to the next tax bracket.You're a bit lost...
