Thank you,I'm looking into Multi-Families and it seems like it's impossible to get a 5% "Conventional" loan if it's an investment property, so FHA seems to be the way to go at the moment.

So you have to make a decision....do you want to hire someone willing to work for that little, which means someone very inexperienced....make a go at it without an agent, or consider getting your license and representing yourself.

Lightening does strike on occasion, but it's doubtful you could find enough 70% deals to run a successful flipping business in southern California.Paying 75% is challenging, no doubt, but these deals are available in enough quantity to make a go at it.
