It's not rocket science.

The application is pretty exhaustive and we used a mix of forms from here (Marcia Maynard's criteria sheet), NOLO forms, and rocket lawyer (free trial for 30 days - yay to state specific lease forms!)

[Note: A more probably alternative is that you have missed something and the property is not the rocket you envision, otherwise the current owner would have no problems handing it off to a PM and still pocket a nice cash-flow.]Another alternative is to seek hard money (expensive) and once you have all units performing, refinance with a conventional lender and pay off the hard money.Another option would be to determine if the Vendor is willing to carry-back 10% of the purchase as a second mortgage (which you will quickly discharge once up and running).  

It's not rocket science and you'll only do it when you have vacancies.

I don't think PM's have an incentive to minimize expenses for a landlord on repairs.Rental rates aren't rocket science.  

Personally, I work these deals in multiple states from multiple angles (land, houses, liens) and have included "the missing chapter" as an added bonus to cover exactly how I make these deals happen.While it's not rocket science, an organized system definitely makes it all run a lot smoother.

Ultimately, real estate isn't rocket science, but fortune favors the prepared mind.
