Never hire GC's or contractors out of desparation, put remote cameras on every jobsite & stop laying awake at night worrying if you've bit off more than you can chew.

However, you mentioned that insufficient funds and low credit score are roadblocks to getting this deal nailed down without investors.This is a massive bone to chew on with your little/limited experience in handling such a large scale project.You might want to offload it to other investors for a fee and revisit your steps to get a smaller deal done.There are several moving parts for you to synchronize and make it happen.I am not saying it can't be done, but, you have a steep hill ahead.Good luck, best wishes and please keep us informed about you positive or negative success in closing this deal.

have any buy and hold investors had much success with using yellowletters.com to find leads. i am in philly and i was thinking about targeting absentee landlords. i invest in lower income areas and i know those neighborhoods tend to chew up and spit out landlords this is why i was thinking about yellowletters to absentee landlords. your thoughts BP?????

What people often don't consider is the lost rent while rehabbing the property and finding a tenant, the lease up fee to place a tenant, construction cost overruns, overestimated rent etc, These can really chew up a lot of cost savings.
