They were all watching out for me, provided the proof of dogs at the property, extra occupants etc (It was our understanding and per the lease there would only be 3 adults over 18 living in the house plus a 7 or 8 yo boy - at one time for about 2 mos there were around 7 adults and 5-7 children 12 and under living in the home and it took pressure on him to get them out - evicting for extra occupants and unauth'd dogs is tough in KS - so I had to wait just a bit longer for non payment of rent when he felt it was more important to spend money getting a $20-$30k plus cadillac back that was repossessed while I was at the house repossessing my $1k plus gas grille I left for them.

Another idea is possibly just prorating the "lost days".Overall, just being mindful that the tenants are dealing with an inconvenience and could very well be out a good amount of food as well due to spoilage goes a long way (could be time to grill out :) Hope that helps!!!

Having steady cash flow is everything in any business.I also don't allow the following:1.No parking on grass2.No abandoned cars on property3.No water beds4.No incense burning5.No outdoor grilling within 25’ of house6.No ironing on floor or carpet7.Tenant is responsible for all floors8.No RV’s or campers on grass or driveway.9.Landlord not responsible for repair nor replacement of kitchen oven or cook topGood luck JP
