At the very least, we are witnessing a HUGE transfer of wealth - from the lower and middle classes, to the elite class. 

Most of the issues shown are what I call NBD (No Big Deal), but you may be able to use them to get a price concession on contribution for repair.I do not see as an issue wit the mold.

It's going to be interesting to witness the degree as to what happens on August 1st and soon after pertaining to the number of evictions filed during that first week and then (a few months down the line) the number of sellers who are done with landlording and will be selling their properties. 

Ok, Bring in witnesses.

We have witness for over a year what happens when the general public opinion is negative against landlords. 

On a notepad write out how you both intend to transfer, both sign and date it, perhaps get two witnesses.

If they are neither a proven manager or a proven owner then it is unlikely that you are dealing with a legit person.Keep your wits about you. 

Witness all the people on BP who reflexively want to let tenants out of their leases when any personal crisis occurs, or immediately want to offer "cash for keys" to end someones lease. 

I have also handed them the notice and had someone with me who witnessed me serving the notice. 

If someone sues you, it's not just the judgment (if any) they will pay, but they will cover the attorney fees, expert witness fees ($5K for a doctor), court costs, etc.
