Thinking about same for some of it to fund an rehab on a property we purchasing buy also as cash reserves for any screaming deals that may pop up in next 6 months. 

If you DO want to own and manage multi-units, in or out of state, I would say find a market, a screaming deal, and I guarantee the money to fund it will come easily.

You have to assume out-of-state visitors drop but will that be made up by people coming up from the Bay Area who don't want to get on a plane themselves?

I did one in that neighborhood, we had a nightly visitor.

They scream at us in vulgar language, use threatening language and posturing towards us in the common area and do not maintain the mandated social distance.  

You must build rapport to move to the next step in the process (site visit or make an offer site unseen).If after this you still feel uncomfortable with the lead generation side of the business then I suggest you either address your fears and overcome them OR acknowledge that is not possible (and there is nothing wrong with that).

Sharing our farm and home with visitors has been fun for us.

We also do interior safety inspections periodically just so we can get a good look at what's going on inside the property.Most of my clients are out of state and they rarely come to visit or look.
