I built out the Village at Rand Road... we did quite well on that project.

A lot of  rentals in old village is the reason for this .

It was built in 1999 as part of the Brookfield Village HOA subdivision in Douglasville, GA.The reason I have 24 hours to decide is because I locked into a 20-day inspection contingency when the P&S was fully executed on 5/31 which gives me until tomorrow, 6/20.

One of the oldest areas on that side of town is between Lamar and IH35 north of Braker with a pool of potential inventory for flips.The Lamplight Village (north of Parmer Ln between Metric and Mopac) is another pocket of houses built in 70s that could be candidates.

Just today I had a seller accept my offer on a 3 bed/2 bath condo in the Ukrainian Village neighborhood.

It really depends on how strict and rigid the village/city your property is in. 

I am particularly interested in the Englewood Village great place on the near east side, I get the feeling I can safely rent a 3/1 for $750 on what looks to be the most stable block, Dearborn Street.
