The one small exception I have is that in my lease I set the expectation that an assigned parking spot (outdoor, uncovered, unpaved) is the tenant's responsibility to maintain so they should shovel, rake, and trim plants.

There is some reason they are calling you and it's your job to uncover that.

If you haven't been declaring income and expense then you're in a dilemma that would be uncovered if your exchange were ever audited and probably would not go well for you.  

I agree with  the window that  it would be good to uncover it but wouldn't it work to shift the stove left?

You don't know what you don't know.So how do you include them on leads you uncovered yourself?

@Arianne L.Without getting too deep into it, you might just need to beef up that porch beam that appers to be deflecting but you dont really know for sure unless you uncover the framing and see how it was constructed.  

I think it could be time consuming monitoring all the work on the house even if you hire it out and then what do you do when one of the workers screws something up or uncovers a bigger problem?

We of course list it in the lease that filters are the tenant's responsibility, that damage to the system because of dirty filters is uncovered, yada yada.
