Make it even worse for claimant by firing the original Trustee lawyer (resign) and assign yourself or another different lawyer as new successor Trustee, the claimant will cry going on wild goose chase that's way more difficult lol (the original lawyer will say "I'm not the Trustee anymore and I won't tell you who is the Successor due to ACP rule, that's your problem to dig up in other unknown planet, not my problem")Not recommended to use your home address also when recording deed and when filling out Quit Claim form, best to use business address of Registered Agent outside State, they charge around $60-$120 I think. 

BP is IMO the best overall RE networking/ learning site on the planet, but weeds.

Side note: My saying about these types of sites: "There's always some story about a vacant site in a built out neighborhood, difficult seller, family group of (not) sellers/owners, environmental issues (toxics, tanks), etc."

There are enough deals on the planet for every person who legitimately wants one.  

If you want an environmental impact, I suggest demanding people be celibate; it’s population pressure that’s killing the planet, not diets.

I suspect there is not a lender on the planet that has not had a loss at sometime in their business cycle. if your looking to invest and think you can find something that is 100% safe then real estate is not the vehicle..
