Has anybody sold a property owner to owner (owner financing)?

We identified 2 properties and one of them was already sold to someone else so we are left with this one but want to make sure that the numbers make sense and we are not missing anything.

Just sold several townhomes and single family homes as rentals in those areas. 

On top of the seller leads you also are given a list of investors in your area who have bought and sold 2+ properties in a 60 mile radius, which is “your area”.

Have you looked at AirDna or another STR data tool to obtain expected ADR?

I have 4 properties and I'm getting a CPA for 2024 since I sold one (that was the 5th property) but I held it for less than a year, sort of like a did a bad flip but I did intend to rent it out (very long story).I'm guessing the OP has two single family rentals and not some large apartment complex, if OP is still there. 

For cold calling, I really like Mojo Dialer for larger lists, very easy to use and has great tools to managing being tagged as spam.

We recently sold a rental in Columbia, SC and did fairly well.
