Your point about prices going ahead of 2007 and not being in bubble territory is well-taken. 

For closing cost concessions then  it's paid directly at escrow close if youre asking about repair holdbacks your entering a territory that conventional fha and va lenders don't like because we can sell the paper till you use all the holdback funds and complete the work.

Those who have posted for longer periods of time claim ownership and are territorial towards new members. 

This is new territory :).

They have very little political capital and, as we've seen, are often treated as a non-US territory.  

I've expanded my territory so I buy properties up to 4 miles from my house now which is still only a 10 minute drive.
