That is luxury high rise condo / rental territory or a Green Hills/ Forest Hills/ Belle Meade / Oak Hill home and usually those are Million + homes with plenty of amenities.

For B products in B areas, cap rates are easily in the low 6 range, and usually the best and final rounds of bidding can see competition going into the sub 6 territory.

If someone with pets moves in & the least trace lingers, they may be facing a constant issue with their pets trying to use the bathroom indoors to mark the territory as theirs now.
