2) Should I be requesting a credit card & copy of ID to hold on file incase of damages and  stolen items I heard Airbnb isn't good with releasing the security deposit and I have had multiple guest thefts while the property was managed by a local management company.3) How do I go about charging for for pool heat (which I'm told is standard for the area) and other services that are not included in the booking fee.Thank you!

Stuff stolen, like AC units, doors kicked in, etc if someone is not there full time.You probably know way more about AirBnb than I do, but lately I've been looking at rates and occupancy and they both seem to be horrible this summer.

For me ( a lay person still), a D property would be one where several homes in the neighborhood are boarded up, plumbing or siding has been stolen, any graffiti inside or out, or I would feel unsafe walking around during the day.
