Do not consider anyone without stellar credit.

You do want to avoid using your home address if you can.But if this trivial bottleneck stops you from taking action you've already lost.You'd also do better with a million other things that can stop you today like an actual office and a stellar website. 

I second @Jordan Moorhead 's opinion that neither of these sound like stellar rates of return. 

@Reco T Bumpers I've done some searching and people using the system have for the majority have had stellar reviews. 

I'd be looking for STELLAR deals on siding, especially higher end stuff that someone has significant overstock of, or overbought for a project. 

IN Amits case SF bay area its an asset and a stellar one at that.Most cities in the mid west and rust belt its a liability like one person said.. just depends on where our market went after the Great GFC.. same could be said for those that bought at the top I vegas Phx..

This is cutting into our emergency fund but we're willing to do it if it's a stellar deal. 

Ortonville and Baldwin area are nice ..anything in Royal oak, Berkley ( which is were i was born ) is always hot ..some parts of Warren , Sterling heights ... just about anything in the 248 area code ... but like any area you just have to watch and research and  watch and research watch and research .. then execute ... it should not take long to determine on your own which is the hit areas .. also never hurts to join a local reia. and get to know your agents and brokers right away ... i seen a stellar deal up in Ortonville about 1.5 months ago .. the arv on the place was well over $250k and they were asking $54k .. i dont care if you had to tear it down and rebuild ..it was worth it ..

Real estate investing could itself involve different activities and you do not need stellar credit for these - Wholesaling is excellent, low cost but highly competitive in this market.
