Income counts also; even though lenders and appraisers look at comps, a higher or lower cap rate will still affect demand greatly.

He passed away at 104 years old but worked well into his late 90's putting together deals and he instilled a core value of commitment and being a man of our word...I also have 2 children that are counting on me to give them opportunities that I never had as a child.

Unless you are counting great price appreciation, why spend 700k for a 2 family when I can spend the same 700k for a great 6 family unit in at least a B area Chicago. 

Your choice, but I would just ask for an earlier move in date if possible so it is counted as rent and not deposit.

I don’t know what would be likely to count as “reasonable accommodation”.

@Patrick Fraire they are actually pretty close, I wish they would include their methodology though because some people count management and others don't and that can be a big difference.

Many have been there 3 years and counting.
