$SLBSo if you're markets where your rentals are worth 2x (or more) what you paid for them since the 2010s bottom, and/or you're in commodities (oil, natgas, coal) sensitive areas, then yeah, probably time to be a bit more conservative when thinking about adding more debt to the balance sheet.

And from what I see and hear, foreign investors pay cash for US real estate regardless of projected returns, they see US property as a safe investment and are not hyper-sensitive to getting a large return, just protecting their capital.

The podcast is full of great information as well.I don't want to seem like I am against being educated, because education is definitely a good thing, however, I am extremely sensitive to people paying tons of money when they really didn't need to do so to become successful in real estate.Attending free or low-cost REIA meetings is also a good idea so you can network with other successful investors.Best of luck to you in your investing career!!
