The BRRR strategy is popular among real estate investors as it provides a way to recycle capital and maximize returns over time.

I am very interested in BRRRR method so I can keep recycling my money where I don't have all that much to invest with.

I was able to recycle the leases upon renewal and didn't pay any commissions for the rental, which is a savings of over $4,000 if you consider the rental commission to be 1 month rent.

Then quit your job, and keep recycling through the LOC to fund rehabs, either flipping or through the BRRR method.

It also means a large load of recyclables to the depot.

Now when I rent the garages (not the recycle/bicycle garage which is included)  I  specify the lease is for the duration of their tenancy, it is only for them,  it is a no work garage (i.e. no oil change etc).

We pay for water/sewer and garbage/recycle service.

Too bad it's not the one that recycles waste water back into the home for use as a non-potable resource. 

I want to separately keep notes and information on each deal I do individually so I can have a portfolio to show for maybe raising capital but also to just review to see what mistakes were made etc...Tired of my desk looking like a paper recycle bin...

Not ideal for a flip but if you have flexibility on layout you can sometimes find a deal on recycled showroom cabinets at greendemolitions in fairfield.
