I'm confident that I'm on the right track based on all of the feedback in this thread, and I've got a clear vision in terms of strategy (househack) and how I want to employ it.

This also means having a vision and being able to execute on it, which requires being able to do financial models and organize capital. 

I have thought of that, but I want to have some structure in my own business and a clear vision of where I’m going before pursuing a partner. 

Compared to the initial vision of filling the property with summer school students on short term leases and then annual leases for students at the beginning of the next school year.

I think difference in end game/vision is a big one.

I've had a vision for what we could do to revitalize the area and put together a team to pitch the idea to the organization that owns the majority of it.
