The fact is, you have no NOI and you have no CF in this deal unless you can get the banks on board.

I have been doing some serious soul searching and life planning and I discovered that becoming a real estate investor would be a likely path toward genuine freedom (not only financially but spiritually because I want to be happy in what I do) and I have finally been able to get my wife on board, though she is admittedly nervous.

But as I say, I'm sure I'll have a few beginners misconceptions to be corrected by experienced investors.Anyway, that's who I am in short, and I'm glad to be on board.

You want to find a very experienced short sale realtor that is on board with your concept of buying and reselling. 

He gonna have to be on board with whatever happens to THEIR house.

Some of the more quality PM companies in the area also have realtors onboard, and would be a good source to help you filter out the stay away zones based on  your tolerance.
