But as far as I'm concerned, the MTR market in north Austin is not worth it.

My concern with this would be exhausting all my heloc funds for unforeseen repairs.

My main concern are shared spaces like the pool and hot tub (turnoff for some renters), huge parties (when both are rented together), shared internet, logistics (multiple locks, parking, etc)Thanks for any insight!

My concern is the rough looking Valero corner gas station plus area around the gas station coming off the highway exit to go down the street into the Lennar subdivision. 

You might want to have a conversation with them to remind them of the lease terms and express your concerns about the hookah smoking in the apartment.
