Wanting to know if it stands up to tenants dragging couches and other items around on it.

Thank you for the advice, and sorry for taking so long to respond I'm currently getting up to speed in a new job and trying to find a more permanent solution for housing rather than my car and the occasional couch. 

Leaving it furnished would be easy for me because i would want to leave my fridge, washer/dryer, beds, couch, etc. all nice, new ikea stuff too

So rentals but I would look at flips.I own my owe business (FX Company for films) and it's slow in the winter so I looked into real estate to supplement my income and keep me from going couch crazy.

No hibachis within 10 feet, 1 car only, guests park on street, no shoes on hardwoods, no grease down drains, no noise after ---, no guests more than x days, no pet sitting, no non operating cars, water the lawn, responsible for all unsubstantiated repair calls, no solvents, no cleaning your motorcycle in the living room, no candles, no drying your fish on the roof, no couches on the front lawn, no blocking furnace vents you dumb axx, no materials with x feet of furnace, no alterations of any kind, etc etc

If you sell education to people who get excited by a TV show or some mass media, and have your top students testify as to their success, thereby proving the material works, you're going to have a lot of people who never take the shrink wrapper off the course or leave the couch but are unhappy with the (lack of) results of the training.Don't let BPers tell you otherwise; there are secrets in real estate investing!

Sitting on my couch last week, a buddy of mine gave me a phone call, which was pretty typical, but what wasn't typical was him pointing out that a local property was for sale that we would visit often when we were in college.  

So I bought bed bug sheets and spray and I did it myself and told my resident where it came from was they were bringing used things mattress couch from the trash and such which brought them in since I never had any issues previously.

He had 3 people from France staying over for $50.They got beds and couches - I got a sleeping bag laid over memory foam :)
