If you will be creating similar entities going forward it will likely be easier to just do it yourself using the language and structure they created for you the first time.

Since you're a realtor I would use the same PSA forms but instead of the oref seller financing addenda I would insert language into a blank addendum.

They use the word "reasonable" several times (hate language like that because it is open to interpretation).
