Every pipe / joint pretty much  was frozen and burst in that period from Feb through June 2016.  

I want to make sure we clearly set up the expectations for the deal and the joint venture agreement seemed to be the right mechanism.

Another route would be to actually call firms that do syndication or Joint Venture partnerships.

Here is a set of questions to clarify with the "friends":What are the objectives of the joint venture?

A joint venture or lease option with a rehabber where you either lease it to them so they can have control and fix it up and then exercise their option. 

Have you actually stopped and thought about it logically with the bottom line in mind or are you simply having an emotional knee jerk reaction to something that displeases you?

Is it necessary to file under qualified joint venture?
