I was then getting retargetted ads following me all over the internet when I realized that the youtube ideas are probably a HUGE marketing funnel for leads. 

There is one case worker that blew her mind on my process that she sat down with me to discuss their organization and how they have a tier system of helping people get a place to live, this is where I found her information alone had a database of 7000 people that had approved applications but no place to go.

Some of my properties have appreciated and some months i do have to be negative in cashflow but i am holding on, improving my systems in place because i am doing it for the long term. 

Be prepared to learn the systems you need and deal with some headaches though compared to other forms of renting.

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program.

Any advice is greatly appreciated :) So you want to learn how to invest 100ks of thousands of dollars or millions from the internet?

I pay an annual broker fee, small transaction fee (for E&O insurance etc), MLS fees for access and key lock systems, Realtor fees (which are higher than you think with both national and local), my own sign riders and sone marketing.
