Vrbo still keeps my calendar slam full without direct book turned on so I will just leave it off.Thanks, yes, I turned off Instant Book with AIR so that their people will have to message me first, that should take care of it, but they say you lose 30% of bookings...?

A better strategy would be to find a good deal at the buy, so you're making that money going into the deal (i.e. buying a property that's worth $200K for $160, resulting in instant equity).

They told me they plan to move out by 11/1 to avoid the higher rent-But I'd rather get it rented in September at a higher rate-OS Bar says "If your tenant has lived in the dwelling for more than a year, you cannot terminate the tenancy for no cause unless you have a “qualifying landlord reason.”"

When an individual property is distressed and hits the market, it's not going to have those instant 12 offers and bid wars flaring up over them that you will see with those purdy perfect white picket fence Hollywood dream homes in areas with optimal school districts for their kids, etc.

Once you move out, virtually all Insurance companies will want the Homeowners policy to be changed to a form for a rented dwelling (most commonly called a Dwelling Fire policy).

After my initial research, I think I might want to try looking into a rehab/flip or rehab/rent (buying fixer uppers in established neighborhoods, ideally where I can eventually build an ADU on the lot,) and down the line move towards lots zoned for multifamily properties on large lots (to maximize the real estate, or have off half the lot and build another dwelling on the new lot.)

Benjamin,The Umbrella policy generally just provides additional limit of Liability if the underlying limit of the Homeowners, Dwelling Fire, Auto, boat, etc. is exhausted in a claim.Most of our carriers that offer Water & Sewer line coverage offer it as an endorsement on the Homeowners or Dwelling Fire (for 1-4 family rental dwellings) policy.
