I understand how to get a decent idea of the ARV based on square footage and comps in the area, but before I sent out a contract I want to ensure I tackle the repair costs relatively accurately in my calculations.

Just like you would for a traditional loan, have him finance a property that you are looking to invest in.If he wants to acquire rentals, you will have to work out a partnership on who is tackling what. 50/50 is not absurd if all he is doing is writing the check and you are finding the deals, working with sellers/attorneys, overseeing rehab of said properties, managing the rentals and finding tenants.If he wants to flip, similar to above, you would need some clarity on the extent of his involvement.

My thought process was to start investing with close friends who have purchased properties and lending money to allow them to do renovations and receive monthly paychecks on the loans, or possible find a good off market deal (how ever long it takes me) and purchase it as a rental property in my vicinity as a BRRRR investment to learn the ins and outs before I tackle my own place, and possibly even allow my first house to be larger then I could without the initial equity from the first property.Anyone been in this spot before?

This would be the cleanest way, and for me, the only way I would tackle this large of a renovation.Beyond that, mold in a condo is a big issue.

Which brings me to your second point, i keep those expenses high because I don't know when something will strike that's bad, no one does, and just want to make sure that I have enough built up to tackle any issues as they happen.
