I also made friends with some various groups of residents who currently rent there, I showed them pictures of what my rehabs will look like and asked them how much they would be willing to pay, I was actually very impressed so I think I'm going to go for it and deck these units out.

Tenants always have the capacity to impress us with a good deed or good maintenance or maybe just not being complainers- You thank them by renewing their lease, not giving them a rent reduction.As the CPI demonstrates- every year that we do not increase our rents we are effectively giving our tenants a rent reduction, to the point that your unit is operating at a loss.

But I left 12 months later with an entire business now running well with great local staff I had met on the streets and with a million dollars capital I had made in that year.This is going to sound insulting which is not my intention but my overall impression of most US people trying to make a go of this business is that they were fundamentally lazy.
