Best case scenario for underwriting needs to be icing on the cake and more conservative underwriting expecting things to go wrong and still pencils for a good deal needs to be the norm.You might could do a master lease option or option to buy upfront.

And since she is an agent ( on ice)  then she knows whats she is doing if she wanted top dollar she probably has a number of realtor friends she could list with.So good luck with it.. but do take opinions as constructive critisim.. the wholesaler community by and large is not out to help sellers they are out to help themselves at the expense of sellers.
