It'll make you much happier and less stressed.

A used dishwasher is cheaper than a new 2 foot base cabinet and can make for a happier tenant.

So, if you can set up some kind of pseudo hours and boundaries, you'll be happier.

Consult with your attorney to make sure you're doing everything by the book and move on to happier and less stressful tenants.

If they asked for the lawn to be cut weekly for them, I would absolutely offer to have the service performed for them and build the extra costs into their monthly rent if it means the difference between them staying long term or moving somewhere where they could be happier.  

Treat your tennants well, and train them right and both parties will be much happier.
