I usually start my letters out with something on the order of "client represented and I prepared the taxes indicating that this business, blah, blah, blah.Because, let's face it... if somebody were in it for the long con, they could open an entity and just create a set of financial statements stating anything on the planet. 

Rentals are still the easiest path to financial freedom on the planet for the average person.

Here's my take on whether the banks are lending or not.Given that very few banks on the planet will do 5-10 propertyloans even though they can sell them to Fannie Mae, I'm goingto say that banks simply aren't hungry enough yet to make money.This is a loan product that they don't have to hold and they refuse to do it for investors because they aren'tinterested in doing the work one of these loans takes.I also find it interesting when lenders come up withtheir own nonsensical reasons for declining loans or for the paperwork.

@Sarah Pursell well almost always I would advise to steer clear of people who handle situations with intimidation or threats... but on the other hands, the grass is always greener on the other side.If she's always paid rent on time it could be worth keeping her around.

Needless to say I do not work for them anymore and have moved on to greener pastures.

I can assure you, there is no bank on this planet that is doing regular title searches on houses with up to date payments just in case someone transferred the title.

Dogs are substantially more accepted in our society for these types of roles, plus there is no animal on this planet that responds better to human social cues than dogs.Not that I see it happening anytime soon, but I think this should be a new ADA rule/law. 

The trade off may be that they are not necessarily in the middle of the action - definitely not as exciting or as upscale as The Heights for example, but again, if you pick right they can be solid investments long after you move on for greener pastures.
