They did a thorough inspection before insuring the property, but I'm concerned they might second guess that decision if I'm liable of the branches over my house.Some more background information: This is a hundred+ year old neighborhood, that back in the day, decided planting giant cedar tress in the front of the houses was a good idea.

You want to line up the portfolio financing now and just tell your potential buyers what's up, why they are being nudged to a lender that's already familiar with the HOA issues, and your plan to make it warrantable within X months so they can trade in their purchase financing for their permanent financing if they wish.If you think your buyers will not like being forced to use just one lender that you, the seller, have picked, then go ahead and line 3 up and let them pick.EDIT: This is sufficiently unusual that you probably want to include it in like page 1 or 2 of your seller disclosure packet in giant bold letters so no one thinks you're trying to be sneaky.

Dustin Lin my tenants don't seem to mind that Pittsburgh (and most of Allegheny County) is pretty hilly.I think it's worth mentioning that Sharpsburg is the giant zit on the nose of FC ... so I wouldn't expect that to improve the rental situation/outlook there.

A Supercenter is probably a better "draw" than a Neighborhood Market, but a Neighborhood Market can be a good draw if there aren't any other inexpensive grocery stores nearby.This is becoming slightly less common over time, but sometimes Walmart will up and move their store, which usually results in a giant empty box at the existing location.

I can keep it as a 2F and just make the 2nd and 3rd floors into one giant unit, but that wouldn't provide nearly as great a bang-for-the-buck as a separate 3rd unit.
