There was positive population growth, medium home price growth, low unemployment, good rent to home ratios, and low crime, all of which are factors when I start looking into an area to invest in.

This is a very common issue that it seems a lot of LO's do not understand so they push borrower's to higher priced DSCR loans. or, they are not even licensed to sell anything else.

In my experience tenants on the lower end of rent tend to cause more damage than higher price tenants.

And of course, getting financing squared away is key so you know your price range, which will help narrow down locations and strategies.
