Ideally, all of the tenants would pay for their own gas use (they are currently metered individually for electricity).

If you are looking at the 500k price range here in VB or Chesapeake there are a ton of options and many of them can be ideal for this type of investment. 

Price range of around $300k US, and ideally a location with strong STR and LTR potential.

It is ideal to build up an asset as the book says but the house prince is insane in San Jose!

Goal is a cashflow MF property (ideally 4 units+) as long as the numbers make sense. 

I am planning to invest around $100,000 into my first Buy & Hold house within the next few weeks, ideally a 3-bedroom with at least 1,000 square feet.
