i think the exception is if you absolutely crush a BRRRR, but as we've discussed that is just so difficult for someone who is both (1) new and (2) out of state.

If it is theirs, then they should pay for it to be repaired, but if it is yours, then you are responsible for maintaining it despite what the lease says (the exception being if the tenant damaged it).
