I export to excel, calculate price/squarefoot to get some ballparks and then pull up similar houses for a more in depth comparison.  

Then I found a specific niche / role / talent that I liked and felt I could get excellent at that would contribute to my partners success, ultimately helping my success.  

Essentially, I'd love to see one of these Investor Deal Diaries from you guys, the hosts, in a vlog format if possible.Not that you guys don't have enough going on already, but I think a lot of people would find it incredibly valuable because both you and Josh are great teachers and are excellent at making the process of real estate investing clear and more understandable.In any case, thanks again for the link, Brandon, and keep up the great work.

@David White excellent job on your progress. next step is to let the negative people on bigger pockets who assume that you are broke and put things under contract without money (which even if you did is not really their problem) I applauded you.

If your not thinking the rental route, I have to say I personally received an excellent education buying and flipping my first property, did 80% of the work myself, watching youtube videos to learn how to tile along the way, etc.

I don't have excellent credit, but do have good credit -- 680-690.

Do anyone have an excel sheet that they are using?

A home that price I would budget $700 to be safe for insurance but calling and finding out in the research phase of the deal is excellent advice.

@Marvin Wheeler excellent job on the license I just transferred my over to KW in 10 mile off i94 I moved there due to one of the top agents who Is wholesale and investor friendly he has a large network of investors more than a couple hundred I will PM you his info.
