My current ARV of 130k in the analysis below is almost certainly too high if we can't split it unless I find a lender that places more emphasis on rental income in addition to comps than the current lenders I've spoken with.

My emphasis is first on buying a couple multi family properties and then flipping once I have some cash flow.

I DID read a book on them, that Jussier(or something) buy but i believe his emphasis was on commercial.

But from what people tell me, you need 2 union electricians to change a light bulb and a city inspector to confirm it was done right (Emphasis through exaggeration of course).  

@Scott Hensley id definitely emphasis not only inspecting/walking all units but pulling all leases and making sure they are tenant verifiedQuick side question, are you using a management company?

I also would rather establish a good working relationship with my tenants with an emphasis on communication rather than try to nickel and dime them for every fee I could justify charging them.

The podcasts’ emphasis on spelling out your goals, getting some exercise, and then reading (I just finished The One Thing) to help you achieve your goals is something that keeps me focused and motivated.

@Matt RayThere are a lot of different factors to consider and what you place emphasis on will largely depend on your RE investing goals, risk tolerance and available cash for property purchase.

Las Vegas will have its first major national sports team (NHL), Faraday Future is a new electric car company that is building a huge manufacturing facility, (not putting a lot of emphasis on this because it can possibly flop you know like Fisker).
