I had 2 deals fall through because the owner didn't file taxes, without Schedule E's it is impossible to get favorable funding.

He told me yes and his daughter gave me her number and email.

Its takes days to get a email returned (if it gets returned at all) I call and leave voicemails and dont get any returned calls, my borrowers have reported to me that they cannot ever get straight answers or solutions, It takes 30 to 45 days to receive my money.

I suspect there might be some E and O you could go after since they are licensed.. 

What I did: direct mail to distressed home owners.  2000 letters -> about 3 houses a month.

They can share strategies that have worked for them, such as driving for dollars, networking with real estate agents, and leveraging direct mail campaigns.

Many days I get more but solicitations than regular mail.  

This is going on over 2 years now and they don't even send anything in the mail.

It might be different if others were involved.Consider an umbrella insurance policy instead of the web of LLCs and corps.
