What im asking is: would you believe that purchasing a multi unit property in Little Village is ideal, south of 26th street and would it be possible to pull off $1100 rents consistently if the place is nicely displayed?

Hello, I've noticed that some people have their name Displayed as First Name Last Initial.

Never buy a property without checking that the # beds/baths matches that on record (ie, dept buildings records, city/county asessor's/tax record details for the property, and/or certificate of occupancy).many city/county departments of building records will even display the active C of O on their website which typically spells out the # of stories, bedrooms, bathroom, and if a basement present, if it is full or partial, finished or unfinished. any work done would update the C of O (ie, a garage later added would show some sort of addendum file to the C of O).again, if occupants are 'using the basement for sleeping' that a big red flag for prospect buyers to now do their homework and find out if that's a violation/liability or not based on official records. 

Got a question for those of you that have bidded on and purchased REO properties off of Hubzu.When they have a "Own It Now" price displayed, if I was to win the auction for less (much less) than the Own It Now price, is their counter going to be a little less than that, or is that just going to be what they counter with regardless in your experience?

You know patients is key when operating in the capacity of a wholesaler and it seems you displayed that throughout great job!

In their old system you could sort by building unit count and just go down the list and type in the important data such as property address, owner name and address and build a simple list fairly easily (having multiple large computer displays helps).

Those that do display that trait will prevail.
