Signs of slowing due to increased inventory, but still double digit growth/appreciation continued for remainder of year.You will get good cashflow in midwest, but limited appreciation.I'm vested in southern California and Las Vegas.

It's hard stometimes to not "knee-jerk" react to giving bad news and throw an apology out with it.

Owning a single digit of house units are not worth the time you have to spend on them or turn them them over and they usually cost you twice as much as you have thought or saved for. 

Along the way the GC and subcontracted plumber mentioned numerous times that they found great news or thought of more efficient solutions (i.e. the mainline plumbing under the basement was intact--that they had assumed was all broken and needed replacing).

Summary: My opinion is to ALWAYS have a dually executed agreement on digital record immediately after the second signature(s).

with an avg PP of all in 40k on SF, that comp from 55- 95k. with my MF all in high double digit nets.
