I guess for some reason I thought there would be a simple cookie cutter answer to this situation but of course nothing is simple when it comes to taxes. 

Once you get out to Renton, there's more cookie cuter homes if that's what you like, but also home prices much lower than the other neighborhoods I mentioned and IMO better schools than Seattle.

We avoid the cookie cutter approach and prefer to add some features and trim that stand out from the rest . . . not much of a price difference but feedback and speed of sale confirm our approach.

If you are serving your market and customer with intent and hospitality I'd think you could charge a premium over a standard rental.I'm going to be curious if any large legacy Cannabis companies like Cookies (who just closed a massive series A funding round in April), Jungle boys, The Dopest, etc wouldn't go down the same road as Brew Dog did with there "dog house" concept here in central OH.
