When a repair takes longer than expected you should have good documentation of your efforts and have communicated to the tenant regularly so they have some understanding of the timeline and challenges presented.

I use Hospitable to automate guest communication for my tenants, regardless of if they booked manually or via Airbnb.

When they can a complaint it may be their policy to take "some action" and for a minor issue it might be just to communicate with the landlord.

Their communication is horrendous and they continuously apologize for their repeated failures, stating they will do better next time.

This leaves friends/relatives wanting to help you out (emotional based investing) or people unsophisticated and naive (likely disciples of a currently heavily promoted guru).When I, or any other investors (with significant capital) I know of invest, either equity or debt), we only consider deals where (1) the “sponsor”, or borrower have a significant investment of their own capital, unless they’ve owned the property many years.
