Hello, I just graduated college (in 3 yrs) with a finance degree and am finally ready to go all in on real estate investing.

There are VERY LOW MARGIN in new construction...it's a volume game, not a one-off game.For reference, we did a framed single family with a front brick veneer in Bucktown in 2020 sold in 2021 for $179/SF....we probably should have been closer to $165/SF but had some lessons learned.  

Let's say he was enrolled in college or just graduated - Nathan not sure if you know this but you do realize college is credit for employment and covers the gap.

I don't mind source of income protections, I don't actually care how tenants make rent as long as they do and it's more or less on time.

3-6 months after my first house hack I plan to look at other properties to invest into, preferably out of state or near colleges in OH.I’ve always been intrigued with real estate and how someone can gain so much financial freedom and time with owning properties.

Plus there is a community college and train station less than 5 minutes away.
