Unless you're doing this out of charity, I'd consider him as no more than a trusted vendor who gets favorable terms.

The latest is now they are going to make DONATIONS to charities, churches, hospitals and other groups NON DEDUCTIBLE.

I would raise the rents incrementally instead of all at once, that will lessen the shock..but just do it.You are running a business, not a charity.

I'm not sure how you can relate profit and value with acts of service/charity.
