Just an update on this house.I went and looked at the house yesterday and had my agent give me real numbers $110k ARV, $950-$1100 rentShort version: I gently offered $70k, they declined and said they would hang on to it and keep trying.My evaluation:Seems like a nice neighborhood alot of older people, and decent incomes (assuming based of the vehicles in the driveways and landscaping)First thing I noticed as I pulled up was the house was an ugly color and inconveniently narrow driveway lolThe inside was actually very nice the kitchen was all new, (everything was cheap materials i.e. vinyl "tile" floor, formica countertops, nice big cabinets but no hardware) But the original hardwood throughout the rest of the house was very nice, bathroom looked new but again cheaper materials.

That's because if you don't replace everything cosmetic, you'll find that the stuff you didn't replace detracts from the renovation.For example, if you replace everything but the kitchen cabinets, the kitchen cabinets will typically look old to those walking through, even if they're in decent condition.

Living in a small town in Florida, even in great neighborhoods you will come across homes stripped of appliances, fixtures,cabinets, kitchen sinks, A/C and water systems, even pool screens if the house has been empty long enough.

That seems more like the retail buyers that pay a little more than we are willing to for a cosmetic level flip since they are okay with the 80s cabinets and will just strip the wall paper and paint it themselves the next 10 weekends.Off Topic: Where did they buy this >$500K condo?

Now, I have seen my share of destruction from angry home owners who wanted to stick it to the banks who foreclosed on them.Broken windows, smashed tiles, cracked bathtubs and toilets, sprayed painted kitchen cabinets, ruptured copper pipes, poured concrete down toilets and bathtub drains.

With that in mind - does it make sense to improve the property over time to prepare it to look great by the time we sell.Example - every time we have turn over, get in there and make an improvement such as new cabinets/nice landscaping.So are continuoous imrpovements worth the investment ?

Watching someone run a belt sander over a cabinet door can show you how it's done. but when you try it the first time, you're likely going to learn how not to do it, even though it may look like the same technique.I agree with Jon. almost mentioned it, but what you can't see is how much pressure to use with power tools of how hard to grasp the skill saw or really how hard to swing that hammer and not dimple the wood.
