I work with mainly buy and hold investors here in Cincinnati.

You can probably find good deals in Tampa right now, but I'd be very strategic about where you buy and yes, insurance and taxes can be killer, but there are plenty of investors there and for good reason. 

My goal is to buy one rental per year with price between 150k-250k for the next ten years (if i get to keep my job).

I’m not planning on buying until 2026 so where do you go for real estate news and market trends?  

I was trying to work with them to buy more property in different markets and get it under a Master Lease with them but they have been really picky.

And what are you looking to buy, SF, 2-4 MF, or 5+ MF?

The VA and Fha loans have been able to do it but their strict appraisal guidelines make it tough to buy the often older homes in my market in Virginia Beach / Norfolk Area.
